Last week, Owen (Tocci’s Virtual Design & Construction Manager) wrote about Tocci VDC’s presentation at BIMForum 2018. If you missed Part I: Design Phase, find it here. This week, we’ll be taking a deeper dive into VDC’s involvement in the construction phase of a modular project.

Part II: Construction Phase

Because the VDC Specialist plays a design assist role during the production of the documents and coordination of the building systems, they are a huge asset to bring into the construction phase. Many projects run the risk of losing information from design to construction during the handoff from preconstruction to operations. The VDC Specialist not only documents the decisions made during preconstruction, but they also are the common thread between the phases to personally carry the design intent across the finish line.

The first opportunity for the VDC Specialist to verify design intent is during the shop drawing review. The modular fabricator for Tocci’s latest modular project submitted each module as a separate shop drawing set. For this project, we received 3-12 module shop drawing sets a day and had less than 24 hours to review, make comments, and submit the shop drawings for the design team to review. Ideally, the same person who led coordination is the same person reviewing the shops, and ultimately performing the manual inspections at the fabrication facility.

Once the first few shop drawings have been approved, the modular fabricator starts to build. Within the first week or two of production, it is imperative that the whole team makes a visit to the modular factory – from the owner and architect, to the engineers and trade contractors. Having the team visit early in the production schedule ensures that the modules will be produced to the highest standards. If any changes need to be made, they can be made early in the queue and not impact all the modules of the building.

As the fabrication of the modules continues, it is recommended that the members of the team continue to make periodic trips to the factory for QA/QC. These trips greatly reduce the amount of onsite work/re-work that will be needed. However, it is likely that the modular fabricator is in a remote location, making it difficult for team members to take multiple trips. As part of our VDC process, we utilize 360-degree photo technology to capture some example modules for remote review. The design team and trade contractors can virtually “walk through” the modules in the factory and make comments along the way. The VDC role is to utilize technology to facilitate communication throughout the team — it’s knowing what tool to use, and when.

The next step is the placing of the modules. Everything leads up to this point – design assist, coordination of systems, site logistics, modular sequencing, shop drawing review, factory visits – this is the moment of truth. During the module erection, certain box-to-box MEPFP connections must be made. The VDC Specialist can help coordinate the trade contractors to make these connections. As soon as part of the building is in place, we begin the QA/QC process.

As with any building method, certain tolerances are to be expected, but large discrepancies are problematic. For example, there was concern that the exterior sheathing was not within tolerance for plumbness. In order to substantiate or negate this claim, the VDC team performed a laser scan of the exterior and produced a gradient map of each façade to assist the modular fabricator and siding contractor with shimming and corrective efforts. Again, VDC’s role is to creatively use technology in a way that communicates issues efficiently and effectively.

The role of the VDC team is not just to document and communicate from one phase of the project to the next, but also to document lessons learned for future projects. One of the ways we documented lessons learned from our most recent modular project was by producing a 360-photo file of a few of the modules directly after they were placed onsite. By capturing the modules in this state, we were able to embed notes which quickly communicate lessons learned.

As VDC professionals continue to step into roles of larger project responsibility, it allows for comprehensive project management and risk management. And for modular building in particular, starting the VDC Specialist during the design phase is non-negotiable, as is continuing the role of VDC throughout the construction phase.

VDC + MODULAR: not another bathroom pod

PART I: DESIGN PHASE

A few years back, BIM Forum hosted a conference focused on prefabrication + offsite construction. At the time, many of the design/construction approaches to prefabrication revolved around componentized manufacturing – design and construct a [smallish] portion of the Work to be reproduced in large quantities, shipped to the site, and inserted into a pre-existing structure. It turned out that several companies were exploring and executing prefabrication on – you guessed it – patient bathroom pods.

Prefabricating portions of the Work offsite in controlled working environments is a fantastic way to increase efficiency, reduce change orders, accelerate schedule, create safer working conditions, and control quality. So here’s the question: if we can realize these benefits 100sf at a time (one bathroom pod), could we realize more benefits if we built 800sf at a time (one module)?

Yes; however…

Because we are building differently, we must design differently. When 70-80% of the building (structure and MEP/FP included) comes pre-fabricated on the back of a truck, the design needs to be developed to align with the actual means and methods of construction. Tocci’s VDC team is collaborating with our Owners, Designers, and Trade Contractors to push the model to a higher level of development, representing the Work in a manner that is easily accessible and visually communicates the impacts of design decisions.

VDC’s role in schematic design is to educate our Owner and Design Partners in what we refer to as modular constraints.

A constraint in this context is not necessarily a negative. It is simply something that differs from a conventionally delivered project. Again, because we are building differently, we must design differently. Some of the ways we educate our partners include:

  • Reviewing design for modular feasibility
  • Communicating impacts of modular constraints
  • Addressing negative perception of modular
  • Gaining early approval + Owner signoff of layout + finishes
  • Analyzing, selecting, and coordinating the MEP/FP systems
  • Refining construction schedule + budget

During design development our role shifts from educating, to planning the Work.

While we are working with our Owners and Designers to develop the project, we are also working with our own internal Operations team to plan how these large, heavy, trailer-sized modules will be picked and set. Some of the plans we implement are established by:

  • Developing modular sequencing, site logistics, and NFPA 241 plans
  • Coordinating critical connection points and interactions between onsite + offsite construction
  • Memorializing made-decisions into a single source document

Because modular really front-loads the design + decision processes, construction documentation becomes merely the documentation of decisions previously made. Therefore, VDC’s role in CDs is then more quality control (QAQC) than active intervention or systems coordination. We are placing our VDC persons specifically into these highly-collaborative roles because they come to us with design backgrounds. In fact, the entire VDC department consists of individuals each with backgrounds in both architecture and construction. Because they have worn, and continue to wear, both hats on our projects, VDC is able to assist our design partners in the:

  • Management of the Construction Documents
  • Completeness of the Construction Documents

Tocci attends 2018 BIM Forum in Las Vegas

Tocci’s VDC team department presents on modular construction

LAS VEGAS, NV (September 2018) – In late September Tocci’s Virtual Design + Construction (VDC) department attended the 2018 BIM Forum in Las Vegas and presented about VDC’s role in modular construction.

The BIMForum is an opportunity for those in the design and construction industry to gather and discuss technological and delivery innovation and performance improvement through BIM and collaboration to ideally improve the overall AEC industry. Tocci has been an early adopter of BIM technology, and attending the BIMForum yearly is a fantastic way to collaborate with the best in the industry and share our own experience with innovative practices.

While the VDC team’s presentation dove deep into their world within modular construction, the two most significant learning objectives were:

  1. Design phase Virtual Design + Construction is critical when engaging whole building modular
  2. Tocci’s VDC professionals continue to develop into design phase leaders

Tocci + Modular Construction

Tocci has 20+ plus years of modular construction. Their modular experience has provided great stories of safer, cleaner, quieter, faster, more sustainable ways to build.

Tocci is currently working on Boston’s largest modular project to date. The Graphic is a unique project in Charlestown’s busy Sullivan Square. It consists of two buildings: the first is an adaptive reuse of the old Graphic Arts warehouse into 46 units of housing. The second is the construction of a modular residential building housing 125 units.

Throughout the past few months, Tocci has been traveling to conferences and events to share their knowledge about modular construction.

Coppersmith Village is a 56-unit affordable housing residential development in East Boston. The project which sits 150 feet off of the Boston Inner Harbor also includes 15 townhomes. After a busy summer, the site is looking great. We spoke with Field Engineer, James Thomas, to get the scoop.

Phase 2 of the project -the 5 story midrise- has started the punch list process on the 5th floor of the south building. Other floors are to follow behind as all residential floors are just about complete. The first floor of the building is coming along with MEP rough ins finishing up and drywall installation progressing. We have one stair case per building that have been completed, and we are actively working on completing the permanent stairs on the second staircases of each building.

The exterior of the south building is progressing nicely. All the brick veneer is complete, and we are getting close to finishing up the bulk of the siding. Brick veneer is nearly complete on the north building and siding will start shortly.

Phase 3 of the project, the 15 Townhouses, is in the rough MEP stage. We are working from the north end unit and making our way south. Rough MEP’s are close to finishing up on the first 3-6 units with insulation and pre-rock being installed as well.

The main roof is complete with almost all overhangs finalized. Roofing the decks of each unit will follow, as well as starting siding from the north end heading toward the south. Site work for the roadway between the two buildings is slated to start next week and will start from the south end and head north. Landscaping, sidewalks, curbing and site accessories will follow behind the site work.

American Heart Association recognizes Tocci Building Corporation for workplace health achievement

Scientific, evidenced-based instrument rates and recognizes workplace health programs and workforce heart health

WOBURN MA (August, 2018) – The results of the American Heart Association 2018 Workplace Health Achievement Index were announced today and Tocci Building Corporation achieved Silver level recognition for taking significant steps to build a culture of health in the workplace.

Tocci’s commitment to health and wellness is exemplified through a variety of company initiatives, such as an on-site fitness center, mobile dentistry and vision testing, group yoga sessions, jobsite safety lunch and learns, and fun companywide wellness challenges. Tocci also offers a BerkBox in its employee café, which provides healthy snack and lunch options. Employees tend to a company garden through the summer months, and also partake in a local CSA share. Homemade and healthy snacks are made for employees weekly. The team also organizes an annual Fitbit challenge and collectively took 36,000,000 steps in 2016.

The American Heart Association created the Index with its CEO Roundtable members, a leadership collaborative of more than 40 CEOs from some of America’s largest companies who are committed to applying evidence-based approaches to improve their employees’ overall health. The Index uses science-based best practices to evaluate the overall quality and comprehensiveness of their workplace health programs. A unique feature of the Index is that it calculates an average heart health score for employees of participating companies that securely submit aggregate health data.

More than 1000 companies completed the Index assessment this year and, of those companies, 75% received either Gold, Silver, or Bronze recognition. Companies receive benchmarking reports, which allow them to identify potential areas of improvement so that they can advance their annual performance and recognition in the Index and help their workforce move toward ideal heart health.

Tocci’s Wellness Committee is committed to implementing wellness in all aspects of the company and creating new initiatives when opportunities arise. The committee meets on a monthly basis and strongly considers the feedback received from their benchmarking reports when adding events, fitness challenges, and benefits to their agenda. By doing so they have been able to expand and grow while simultaneously improving the health and wellness of the entire company.

The Association’s Workplace Health Achievement Index allows companies to measure the effectiveness of their workplace health programs as well as the overall heart health of their employees. Unlike other existing organizational scorecards, the Index also scores companies on the heart health of their employees based on Life’s Simple 7® – the Association’s scientifically validated definition of ideal heart health. The American Heart Association’s Workplace Health Achievement Index assessment is grounded in data-driven science and a quality improvement framework. According to the Nielsen 2016 Employee Health Survey, robust and comprehensive strategies for wellbeing are associated with positive impacts on employees’ health.
