My Inauguration Into IPD
I recently had my first experience with IPD (Integrated Project Delivery) and colocation. The team setup colocation at Tocci’s Woburn office, creating enough space for the client, architect, engineers, and key trade partners. During our 3-month colocation period, the team was able to concurrently design, plan, and price the project.
While I’ve understood the value of colocation, I wasn’t thrilled about trading in my office for an open-office-style desk three days a week. But in the end, I really appreciated the process – it was especially good to give my pricing feedback on rough design ideas and seeing them immediately incorporated into the design.
Early in the project, the entire team dedicated a few hours to walking through the entire scope of the building – even though it wasn’t designed. After our morning huddle, we walked through the basic floor plan. The architect was able to suggest ideas for detailing the design, the owner was able to comment based on past experiences and current standards, and I was able to give a rough sense of cost implication. I updated the estimate with line items for all of the building components – even if it was just to remind myself to get more pricing after our session.
I have been doing estimating for a long time, but I can’t think of the last time (if any) I was able to scope anticipated materials and components so early and so comprehensively. Next time we co-locate, I’m in.
We are in the middle of a few different projects utilizing IPD and colocation and have a history of successful implementations of this delivery method. We had the amazing opportunity to work with Autodesk on their AEC Headquarters in Waltham, MA in 2007. This was the first full IPD project in the Northeast and the fever has caught on since then! You can see numerous healthcare and medical facilities across the nation trying to utilize this method with their expansions and renovations. The benefits of IPD are not just secrets anymore and we hope that more and more organizations consider those benefits when planning their next development.
